Transactions, registered in March 2025, reflect an important assessment of the value of the property, according to the documents examined by the square sites on the website of the Inspector General of the Registration (IGR) Maharashtra.

Located in Borivali, a main suburban area known for its proximity to the Sanjay Gandhi National Park and the Kanheri caves, Oberoi Sky City is a premium residential project in Oberoi Realty. Distributed over 25 acres, the project offers high -end apartments, including 3BHK, 3BHK + configurations and duplex configurations.
According to the goods registration documents, Akshay Kumar sold an apartment for Rs. 5.35 crores, which he originally bought in November 2017 for Rs. 2.82 crore – an appreciation of 89%. The property has an area of carpets of 100.34 m² (1,080 square feet) and has engaged a stamp right of Rs. 32.1 Lakh and registration fees of Rs. 30,000. The second sale of apartments, an adjacent apartment in the same project was sold for Rs. 1.25 crore. Bought in 2017 for Rs. 67.19 Lakh, he marked an appreciation of 86%. The unit has an area of carpets of 23.45 m² (252 square feet), and the transaction obtained a stamp right of 7.5 Lakh and registration fees of 30,000 ₹.
Growing real estate activity in Oberoi Sky City
Oberoi Sky City has experienced a strong market activity in the past year. According to Square Yards, between March 2024 and February 2025, the project recorded 208 sales registrations, accumulating a total transaction value of Rs. 818 crores. The average resale price in the project is currently located at Rs. 44,577 per PI.
