The filmmaker and veteran producer Subhash Ghai, in collaboration with Crest Ventures Limited and Mukta Arts, obtained an important commercial lease in Andheri West from Mumbai. The agreement highlights the growing interests of Ghai beyond the cinema, more solidifying its presence on the flourishing real estate market of the city.

Rental and financial ventilation details
According to registration documents for official goods accessible via the portal of the registration general of the registration (IGR) and examined by Square Yards, the lease was officially recorded in July 2025. The property, which is part of the development of Crest Mukta, has a built zone of approximately 7,500 square feet of FT (697 SQ M) and is located in the center of the Comacce of Andheri West – A popular area for entertainment and the media.
The rental agreement extends over 60 months (five years), with a monthly leaving rent from RS 3.38 Lakh. Above all, the rental value is structured to increase approximately 5%each year, reaching Rs 4.11 Lakh per month by the fifth year. During the duration of the full lease, cumulative rental expenses are estimated at Rs 2.24 crusions.
To finalize the lease, the parties paid a deposit of RS 24.66 Lakh, as well as a stamp right of 57,500 rupees and registration fees amounting to Rs 1,000.

The property is the Crest Mukta project, a commercial development symbolizing the collaboration between Mukta Arts and Crest Ventures by Subhash Ghai. Known for its modern equipment and its central location, the complex is positioned to attract companies in film production, the media and the Allied creative industries – aligning with the legacy and the cinematographic network of Ghai.
Ghai expansion real estate portfolio
This commercial lease follows a high -level residential acquisition by Subhash Ghai earlier this year. In February 2025, Ghai and his wife, Mukta Ghai, bought a premium apartment in Bandra West for 24 breaks of rupees. The property is located in 81 Aureat, a luxury development of MJ Shah Group, spread over 4.48 acres and with high -end 4BHK apartments which are aimed at elite buyers, including veterans of industry and celebrities.
