NGT dismisses plea against renovation of Shah Rukh Khan’s Mannat, says CRZ clearance valid : Bollywood News

The National Green Court (NGT) rejected a call contesting the renovation work at the emblematic residence of the Shah Rukh Khan, Mannat, in Bandra. The petition, deposited by activist Santosh Daundkar, allegedly alleged that the Maharashtra Coastal Zone Management Authority (MCZMA) had granted authorization from the coastal regulatory area (CRZ) for renovation earlier this year. The MCZMA had approved the project on January 3.

The NGT bench, including judge Dinesh Kumar Singh and Dr. Vijay Kulkarni, rejected the plea at the admission stadium itself, declaring that the appeal had “no strength”. The court noted that the proposed construction had fallen under a CRZ-II zone, located on the land side of an existing road and fixed structures, which makes the work authorized within the framework of the notification of the coastal regulation zone, 2019.
The bench also observed that Mannat already existed before the granting of the CRZ authorization, and the renovation plans only concerned two upper floors – the 7th and 8th – to create a duplex apartment with an internal staircase above the 6th floor existing. Once finished, the building will include two basements of basement, a ground floor and eight upper residential floors, with a total height of 37.54 meters.
According to authorization, the plot housing Manat (CTS 859, 860, 861 and 862 of Bandra H-Ward Ward) is in a residential area in accordance with the development plan (DP 2034) and is not reserved for the public. The project promoter also obtained approval from the Plan of the British Municipal Corporation (BMC) on November 7, 2024.
During the procedure, the court asked the Daundkar lawyer to underline the procedural errors in the release process. However, the bench noted that the Council simply reiterated previous arguments without providing substantial responses or producing key documents, such as the CRZ NOC dated June 23, 2008. The court also asked why this 2008 IRC had not been disputed at the appropriate time.
The NGT rejecting the call, the Shah Rukh Khan Mannat renovation project – which involves vertical expansion within the existing regulatory limits – was authorized to continue under the conditions described in the MCZMA order.
